This Report includes all names in the Chain of Title. The names must be run for Judgments and Liens for the full statutory period applicable for the State. In addition, all Defects and Encumbrances specifically referred to in the documents revealed in the search will be reported as Exceptions, unless properly inclined of. The scope of the search includes the following information:
- Assessment and Taxes
- All Deeds and Chain of Title from the Developer Deed forward or from specified number of year as per State Statute (whichever is the earliest)
- Open Mortgage(s) with Associate Documents
- Open Judgments, Liens and UCC
- POA and other Additional Documents (if any)
- Plat Map, if the property is Platted and any other Documents (CC&R’s, Agreements, etc.) affecting the Property
